The Bed & Breakfast is near St. Paul's Basilica, across the street from Rome's 3rd University and is situated between 2 subway stops. It is 170 meters from the subway stop Marconi and 130 meters from the S. Paolo stop, both situated on Rome's subway Line B. Line B connects directly to Termini (Rome's main train station), only 8 minutes from "Colosseum"!!!, and it also connects directly to Ostia Antica (an antique Roman city), and the sea.
Our B&B has 4-star rooms, which are extremely comfortable. Each room has its own bathroom with continuous hot water, bidet, shower and hairdryer, heating and air conditioning system, television, noise-reducing windows, safe-box and clock-radio. The rooms are for non-smokers, and each room is elegantly furnished.
It is possible use the shared kitchen with a dishwasher and washing machine.
Parking (limited) is available inside the B&B courtyard, other parking can be found nearby.
If you arrive by plane at Rome's Fiumicino or L.da Vinci airport, in any local train station, or even in the port, we can arrange for to pick you up at discounted prices.
For booking, you must send us an email to advice us the estimated time of arrival if you wish single beds or double bed, and, if possible, the number of your mobile phone.
We can't accept any direct credit card payment and any kind of cheque.
Please will you check the exact amount in euro, because our staff probably don't have any change. More 40,00 euro for cleaning at departure. You have to give a deposit of 50,00 euro for the key and for tv-control.
For arrivals on Saturday and prefestive days or national holidays and from 1.00 PM to 8.00 PM we need an extra charge of 10,00 euro or 20,00 euro if both. From 8.00 PM to 10.00 PM we need an extra charge of 20,00 euro. 30,00 euro if both.
Mind after 10.00 PM to 9.30 AM we can't accept new in-coming (Fare on request)
Very important, don't forget to phone us one hour before, at least, for confirm your time of arrival, otherwise you can't find anyone that open the door and give you the keys.

Go out on gate 28 "Ostiense-Via del Mare" of GRA. Go to direction center Roma.
Call us by phone, for advice yours arrival.
Go ahead for 5,2 Km always straight on the street called "Via del Mare".
At the end of the street you will find at your rihgt, the restaurant called " Il Convento" before a big tunnel.
Pass under the tunnel, you will find a light. Go ahead for 200 meter, you will find another light.
Turn to left for "Via di Valco S. Paolo".
Go ahead for 100 meter, after a first gasoline service station "Total" turn a right for "Via Corinto"
After 50 meter turn to left for "Via Cesarea". You will see a little park called "Centro Bocciofilo".
Look for a red building with a green gate.
From Termini main train station
by car
You must take direction to Colosseo, after, go to Ostiense Piramide, after to Basilica S. Paolo, then ask for the covered market at via Corinto corner Via Efeso and then to Via Filemone. Ring to Happy Guest.
by metro
You must take the metro "B" direction to EUR Laurentina, stop on S.Paolo Basilica, walking for 80 mt about on via Ostiense, after turn on yours right for via Efeso, 2th to the left it's via Filemone, ring to Happy Guest
From Ciampino Airport
You have 3 possibilities:
Take a taxi, the cost is about 40,00/55,00 euro depending if it is day or night and from traffic condition.
Take our shuttle-car service at 50,00 euro.
Take the airport-bus for the metro station, with the metro line "A" arrive at Termini train station. Take the metro line "B" take the metro "B" direction to EUR Laurentina, stop on S.Paolo Basilica, walking for 80 mt about on via Ostiense, after turn on your right, for via Efeso, 2th to the left it's via Filemone, ring to Happy Guest
